Frequently Asked Questions

Answers to Your Most Common Questions

We believe in full transparency. Below you'll find detailed answers to the questions we hear most often from business owners and real estate investors.

01.What services does RFW Private Capital provide?

RFW Private Capital provides a full range of business capital and real estate funding solutions. On the business side, we offer working capital and business financing. For real estate, we offer acquisition loans, fix-and-flip renovation financing, bridge loans, DSCR (Debt Service Coverage Ratio) loans, and commercial lending. We also structure True 100% financing for qualified transactions. Our role is to connect you with the right public or private capital source for your specific situation.

02.Are you a lender?

RFW Private Capital is a funding advisory and brokerage firm — not a direct lender. We work on your behalf to identify, structure, and facilitate funding from a network of private lenders, institutional capital sources, and public programs. This means you get access to a broader range of options than you would by approaching a single lender directly, and we handle the complexity of the process for you.

03.Is my information kept confidential?

Yes. All information you share with RFW Private Capital is treated with strict confidentiality. We do not share your personal or financial information with third parties without your explicit consent, except as required to facilitate your funding request with vetted capital sources. Please review our Privacy Policy for full details on how we handle your data.

04.How do you decide which funding option is right for me?

We start with a free consultation to understand your goals, your current financial position, and the specifics of your deal or business need. From there, we evaluate your situation against our network of capital sources and identify the options that best match your profile. We present you with clear options, explain the terms, and let you make an informed decision — we never push you toward a solution that doesn't fit.

05.Why won't you lend on certain deals?

Not every deal fits every capital source. Factors such as property condition, location, borrower experience, loan-to-value ratio, and deal structure all influence whether a lender will fund a transaction. If we can't place your deal, we'll tell you why and, where possible, advise on what changes could make it fundable. We'd rather be honest upfront than waste your time.

06.I need 100% financing — is that possible?

In some cases, yes. True 100% financing — covering both the purchase price and renovation costs — is available for qualified transactions. This typically requires strong deal fundamentals, a clear exit strategy, and a borrower with relevant experience. It is not available for every deal, but we will always evaluate whether your transaction qualifies and explain the requirements clearly.

07.What does True 100% financing mean?

True 100% financing means the lender funds 100% of the purchase price AND 100% of the renovation or construction costs — so you bring no cash to the closing table for those line items. This is different from 100% LTV (loan-to-value), which only covers the purchase. True 100% deals are structured based on the After Repair Value (ARV) of the property and require strong deal economics to qualify.

08.How long does it take to get funded?

Timelines vary depending on the type of funding and the complexity of your deal. Business capital solutions can sometimes be arranged in as little as a few business days. Real estate transactions typically take 2–4 weeks from application to closing, depending on the lender, title work, and appraisal requirements. We work to move as quickly as possible and will give you a realistic timeline at the outset.

09.What does FHA Cap mean?

The FHA Cap refers to the maximum loan amount that the Federal Housing Administration will insure for a given area. These limits vary by county and property type (single-family, duplex, triplex, fourplex). For real estate investors, FHA financing is generally limited to owner-occupied properties, so this is most relevant for house-hacking strategies. We can help you determine whether FHA financing applies to your situation and what the current limits are in your target market.

10.What does ARV mean?

ARV stands for After Repair Value — the estimated market value of a property after all planned renovations or improvements have been completed. Lenders use ARV to determine how much they're willing to lend on a fix-and-flip or renovation project. For example, if a property has an ARV of $300,000, a lender offering 70% of ARV would lend up to $210,000. Understanding ARV is critical to structuring profitable deals and securing the right financing.

11.What does Asset Based lending mean?

Asset-based lending means the loan is secured primarily by the value of an asset — typically the real estate itself — rather than the borrower's personal income or credit score. This makes it particularly useful for real estate investors who may have complex income structures, multiple properties, or are self-employed. The lender's primary concern is the value and marketability of the collateral, not your W-2. DSCR loans and hard money loans are common forms of asset-based lending.
